Buyer agreed to a price of $189k but the appraisal came in at $185k therefore the seller conceded to the $185k without paying any closing cost. The appraiser seem reluctant to increase values, keeping the sale price the same.

Congrats to the Hill family on this closing. We’ve been working together to get a property since Sept 2011. After a previous cancelled escrow we found another property and worked as hard as we could to get the best price and terms. After a 47 day escrow it finally closed yesterday. Tom is already at the property changing out the flooring.
Spring Valley CA Closing on Del Rio Road
I couldn’t be happier for Janeth, Mel and family for their closing last Friday. They had to go through A LOT to be able to get this turn key home. It just showed me once again that if you want something bad enough and if the team (agents, seller, lender, escrow, title, termite company, general contractor, and sometimes the underwriter) you are working with wants it just as bad, it’ll most likely happen.
It was the usual rollercoaster but there was a surprise I hadn’t come across before. The underwriter called out section 2 of the termite to be repaired or we couldn’t close escrow. My worst fear was that it was an unnecessary costly repair that the underwriter wouldn’t let go. Needless to say it worked out and they’re moving in on schedule. It’s one of the best feelings in this business to see this kind of success. It’s such a grind to get to this point that makes this success so sweet.
SDG&E SMART Reader
A La Mesa woman, among others, fought for 2 years to have her analog electric meter replaced claiming the new SDG&E SMART Reader gave her hearing loss and headaches. I like having a choice and although I haven’t had any health problems I considered making the change too. That is until I read that anyone that wants to revert back to the old technology will have to pay an upfront fee of $75 and an extra $10 monthly. Good motivator SDG&E!

Villa MonteVina in Rancho San Diego
I market the complex Villa MonteVina in Rancho San Diego because I own a rental there and it’s a great complex in a very nice area. I’m representing a seller and we just got into escrow a few days ago that the buyer is super excited about. The appraisal is tomorrow and my seller has to install a Carbon Monoxide Detector in today to pass the appraisal – this is a new law since January, 2012. The inspection was a breeze because it’s so clean. I’ve probably done 8 open houses there. I think I know everyone in the complex now.
The Voice
Do you watch the tv show, “The Voice?” It’s pretty good and my wife got me hooked. So hooked that I took her there yesterday for her birthday. Little did we know that Justin Beiber was going to be a guest there and drew in a ton of fans so we couldn’t got it. Also, my wife had jury duty that morning which didn’t help getting there early. It’s a fun thing to do, go to shows in L.A. I hope to have some pics of a successful trip up there in the next two weeks.
